Documentation maker - applications - suggestions?

I'm looking for a good, advanced, fast, nice, cheap (or free, better) - im asking too much? - Doc creator, for documentation of extense amounts of functions... I searched for something like this, made in PB but found nothing so far.. I remember back when I used to develop in BlitzBasic, that there was a blitzbasic made doc creator.. which was pretty useful (it exported only to .html though).. I'd like to know if theres any good program you guys use for this. and which one you suggest me.

I'd like to export to html and also to chm and pdf if possible, as both are good for different situations.

Funny, but this malicius people exists and pisses me off..
Good they decided to shut them down by giving it out for free, good move, although, they can do that because they do sell other software and get money from there, if it was their main software maybe they wouldnt be able to do so.

ive posted about this before and ill post again. the BEST and FREE helpmaker is AcViz Helpmaker

download that, install it, play around and then discover for yourself why i only use this to make helpfiles

aha, thank you all for your nice and worm information regarding documentation authoring tools :) I installed HelpMaker just when I got the link from Droopy, I saw the layout, its very easy to use, but didnt made any documentation yet (need to plan out the sections first, and organize all before starting) But its quite what I wanted. Some powerful tool for working nicely on documentation!.

Indeed it would be a nice community project, but dont count on me for this one. Although I could give out a list of nice features for it :)
